When a full refinish is worth exploring
Consider an assessment when traffic lanes have worn through the coating, scratches reach the wood, or you want a substantial color change. A contractor should inspect remaining wood thickness, fasteners, gaps, previous repairs, and signs of moisture before specifying the work.
A scope that goes beyond sanding
Ask whether the quote includes edge work, damaged-board replacement, stain samples, trim removal, finish coats, and transitions to adjoining rooms. Stairs and closets may be separate line items. Having every bidder price the same rooms and scope makes comparisons more useful.
Start with the existing floor
Identify solid wood, engineered hardwood, or another surface before budgeting. Full sanding is not appropriate for every product. If the wear is confined to the coating, a maintenance recoat may be an option. If movement or moisture remains unresolved, finishing the surface alone will not correct the cause.
